If you’ve fallen in love with a home design first, it may not suit the block of land you ultimately end up with. Things like:

ASPECT - ‘Will this floor plan suit a westerly or only a north easterly aspect?’ This could make all the difference between a home that's light and airy, dark and gloomy or even like a sauna in the western sun. Really, we all want a home that’s comfortably cool in summer and cosy in winter. Best pick the land first and work from there.

BREEZES - Once again, how you position your home on the land can optimise the cooling breeze potential or block it. Get land first and then get the home to work with it - otherwise, you could be in ‘round peg in a square hole’ territory.

COMPLICATIONS - in our experience, retro fitting a house plan to a block of land is like putting the cart before the horse. You can make changes and adapt things here and there - but this usually involves spending more. Not ideal.

DISASTER - what if the only block to suit your plans is on a busy freeway? Buy land first.

ENERGY - this is similar to the aspect topic, because the house plans might be oriented to an aspect that doesn’t maximise your solar and airflow needs.

FIT - Perhaps the house plans you fell in love with have been created for a solid slab foundation, but you end up with a site that suits a pole house. Modifications can be made, but now you’re talking erious money.

SPACE INVADER - What if the plans you love don’t love the block you end up with? Chances are your ‘next door neighbours’ could be almost on your doorstep. Privacy is important. So once again, we recommend choosing the land first and designing a home that truly enhances the site and all your needs.

VIEW - Will the home take advantage of your million dollar views? Or will that be relegated to a glimpse from the bathroom window, through the rooftops? Best to fit the house to the land, when you have a view.
